More details about the norms of social coexistence in Aqua City
We would like to inform you that, when you sign pre-contract or the sale-purchase contract, you will also be presented with the rules of the Condominium. This regulation will be respected by all signatories for the entire period included in the management contract and will only be modified through additional documents. It will enter into force upon handing over the property or when the owner enters the property.
Although you will have time to read the entire document, in the following we would like to present some of the most important aspects:
- All owners, visitors, as well as tenants of the Condominium or persons who are accommodated for a fixed period in the Condominium are obliged to respect Condominium regulations. The responsibility of informing tenants and people passing through the Condominium regarding the provisions of the Condominium regulations belongs to each apartment/space owner within the Condominium;
- In case of non-compliance with the Condominium regulations by one of the owners or tenants, the other owners can notify the Administrator about these irregularities;
- Each owner/tenant can use, under the terms of the law and the association agreement, both the space that constitutes the main asset, as well as the common parts, without prejudice to the rights of the other owners and without changing the destination of the building or the common spaces;
- The owners of the condominium are obliged to comply precisely with the measures established by the local public administration authority to ensure public hygiene and sanitation, as well as the basic rules of hygiene in the household or own home, so as not to create discomfort for the neighbors and not to constitute a danger to the public health of the community.
- Common facilities are used only according to their intended purpose. Installations and common goods that require, according to the legislation in force, periodic checks cannot be used without carrying out revisions or without obtaining operating permits;
- The rights of the condominium owners cannot be infringed by any action or inaction of the other condominium owners, tenants, persons who live, the people who are accommodated for the specified period or the people in transit in the Condominium;
- It is prohibited to introduce and/or store within the Condominium any hazardous substances or polluting substances, waste, as well as of any materials and/or goods which, by their nature or through misuse, can lead to dangerous situations, thus endangering the life and safety of the owners/tenants or the integrity of the building;
- It is forbidden to disturb the peace of the owners/tenants of the Condominium according to Law no. 61/1991 for the sanctioning of acts of violation of norms of social coexistence, public order and peace, republished, by any person by producing noises, noise or by using any device, object or musical instrument at high intensity. Quiet schedule is important!
- Owners/Tenants who own pets are obliged to comply with the legal provisions for their ownership, such as and the obligation not to disturb the peace of the tenants, to maintain the cleanliness of the common spaces, as well as to take all the necessary measures not to affect the rights of the other owners;
- The Common Spaces will be maintained and cared for at the expense of the Owners through specialized services contracted by the Administrator and/or the Owners' Association . Thus, everyone will be able to enjoy outdoor activities near the house!
- It is forbidden to consume alcoholic beverages, throw cigarette butts, packaging, seed shells and of leftover food, but also of grilling on the Common Spaces. As an exception, the consumption of alcoholic beverages can be carried out in spaces specially arranged for this purpose by the Owners' Association.
Failure to comply with the provisions of this Regulation will constitute the basis for legal action against those guilty for the recovery of damages and/or forcing them to comply.
