In the land register, you will find details such as the name of the owner, aspects related to the description of the building and its surroundings, but also entries related to mortgages, real estate privileges or usufruct rights.

This document is used to identify the owners/legal holders of the buildings and to obtain an overview of the location, the tax value of the lands/constructions that are in public or private ownership.

Therefore, the land deed extract from ANCPI (National Agency for Cadastre and Real Estate Advertising) is an informative document, used in various situations, for example in the case of sales, creditors, rentals or installation of utilities. Extract from the land book for information

The most common of the three types of extracts, it is used to obtain more information about the status the building at the time the request was made. Extract from the land register for authentication

This is the only type of document that can be requested in case of a transaction. The difference is given by the fact that only the public notary can request it, at the request of the owner. The act describes the current legal situation of the building and will be valid for 10 days. 

During this interval, registrations in the land register will be suspended, so that the transaction takes place in optimal conditions. 

How to obtain and how much does a land deed extract cost

In addition to the authentication extract, the one that can be requested exclusively by the notary , the other two will be able to be requested by both natural and public persons, by submitting a request to the Cadastre and Real Estate Publicity Offices within the locality where the building for which the extract will be requested is located. 

The application will include information about the name, surname, CNP of the applicant, as well as the address and identification data of the building. 

Where is the fee for the land certificate extract paid? At the counter where you apply, depending on the type of statement you requested: 

  • Excerpt for information - 20 RON/copy;
  • Full extract: 5 RON/page front/back;
  • Extract for authentication: 40 RON/copy. 

The prices are indicative and can be consulted directly on the spot for more accuracy. The release period will generally be two working days, excluding the day of submission of the application.
