Why are residential communities increasingly sought after by Romanian buyers?

How have the last 12 months shown in the real estate market, what is a "residential community" and how have we adapted Aqua City to the needs of buyers? What did the last 12 months look like in the real estate market?

  • a spectacular growth of the market, contrary to all expectations
  • in 2020, total sales were 602,805 properties, with over 11% more than in 2019
  • most sales were registered in Bucharest and Ilfov, where 27% of the properties were traded (data via the National Agency for Cadastre and Real Estate Advertising)
  • buyers have changed their priorities for choosing a home: there are preferences for optimized living spaces, privacy and quiet, large terraces, green spaces, services or facilities in their immediate vicinity and, last but not least, belonging to a community.

Buyers have increasingly turned to private residential communities, due to the benefits they offer:

  • access allowed only on the basis of the card
  • security of the residential complex provided by a private company
  • the feeling of peace and security
  • belonging to a community with which one identifies
  • high degree of comfort, provided by other facilities present

What is a "residential community"?

The concept of private residential community appeared in the 1980s in the United States and became very popular in the suburbs of cities. Twenty years later, about 6% of Americans lived in such communities.

The option for a residential community is based on reasons such as:

  • safety
  • reduced noise
  • reduced traffic
  • exclusiveness
  • prestige
  • aesthetics
  • COMFORTS

Romanians have begun, in recent years, to adhere to this trend - a first proof being the success of projects of this type.

Specific to the real estate market in Bucharest are, however, two additional aspects:

  • connecting potential housing to public transport
  • quick access to the main points of interest in the city

Aqua City - the residential project that has adapted to the needs of buyers

The Aqua City residential complex, one of the projects managed by RE / MAX Action, is an example of a project that has adapted to these accentuated needs of the pandemic:

But what happens when you want to take the concept of community beyond the perimeter of the residential complex? The team behind the Aqua City project set out to do this by creating a Giulesti community newspaper. In its second edition, the Aqua City newspaper was enthusiastically received by readers, who enjoyed learning about the life stories of people in their community, fragments of the history of the neighborhood, future steps and investments of the administration.

Aqua City newspaper aims to be an active partner and involved in finding the best solutions that the area needs, but also a " voice of the Giulesti neighborhood " by addressing issues that reflect the concerns and expectations of the community. It is distributed free of charge, on Mondays and Thursdays, in the morning and in the afternoon, in:

  • Grozavesti metro station;
  • Giulesti neighborhood;
  • the area in front of the Orchid Towers;
  • the over 500 exposure points of the Spin Media network (recreation and beauty centers, business centers, medical clinics, hotels, notaries, restaurants and cafes).
