I am Chief Engineer Eugen Ionescu, I have over 20 years of experience in civil construction and today I will tell you about the top 10 things you should know about the new Aqua City residential complex in Giulesti neighborhood, Bucharest.
I'll start with some general information about this project
AQUA CITY is a residential complex located in the northwestern part of Bucharest, in sector 6, near Lake Morii, with direct access from Calea Giulesti.
Upon completion, it will consist of 6 buildings with a height of up to 11 floors. At the moment, we are very close to the completion of the structure of the first building and its compartmentalization.
The built apartments will be developed on a total built area of approx. 204,000 sqm and will perfectly meet the requirements and demands that both we, the development team, and the current owners have from their future homes.
Duration of the Aqua City complex
The project will be built in 3 phases of works.
Phase I started in December 2019. The construction of the first building, with a total of 311 apartments, has a construction completion period between June-August 2021 and the sale-purchase contracts will be signed until September-November 2021.

Aqua City Complex Components
In addition to the 6 residential buildings, the project also includes additional constructions, which will host a shopping center and other commercial spaces with various functions, a kindergarten, a SPA center, multiple green areas for promenade and relaxation, sports and leisure field, places parking for residents and visitors. All these additional, non-residential spaces are spread over a total area of 65,000 square meters.
Resistance structure
The resistance structure of the buildings consists of reinforced concrete foundations, general screed type and construction system in reinforced concrete frames formed by columns, beams, walls and reinforced concrete floors.
The reinforced concrete floors are 14 cm thick and the current useful floor heights are 2.70 m.
The structure project is carried out together with the involvement of Confrasilvas Cofraje . We consider that the numerous international certifications held by the company are relevant for the attention paid to the quality and sustainability of the projects in which it participates.
Masonry
Both the exterior and the interior masonry are a YTONG type thermal insulation masonry.
The exterior walls of YTONG will be covered with an expanded polystyrene thermal system over which the fiberglass-reinforced putty is applied and the decorative plaster is textured in white, beige, brown and red.
In Romania, YTONG is the first masonry material certified as a solution for the construction of green homes by the Romanian Council for Green Buildings ( RoGBC ), being a 100% natural product, made of sand, lime, cement and water.
The construction systems offered by the Xella Group - including YTONG bricks - are a landmark in the building materials industry. It is, in fact, the solution chosen by the developers who aim to obtain energy-efficient projects, with an increased level of safety and comfort.
Exterior carpentry
The exterior carpentry is made of multicameral PVC, Salamander type.
The glass is a trypan thermal insulation type, with a total thickness of 44 mm, with a geometry with 6-chamber profiles. The thermal and sound insulation offered is excellent.
Thermal and sanitary installations
For the system of sanitary and thermal installations we chose to use the Rautitan system from Rehau because it is an unchanged product from 1962 which, over time, has proven endurance characteristics. The Rautitan joining system is considered the safest way of cold joining on the Romanian market and offers a lifespan of 50 years.
Class A Energy Certificate
All 6 buildings of the AQUA CITY residential complex are designed and will be built so as to obtain a class A energy certificate. From an energy point of view, class A is the most efficient, representing a consumption of approximately 125 kWh / sqm / year.
Tap water
AQUA CITY will be the only residential neighborhood in Romania with tap water. In each kitchen you will find, in fact, 2 taps: one connected to the public water network and one connected to the natural spring located in the residential complex.
The project developer and his partner will ensure that the spring water will be treated and filtered to the highest standards, will be treated naturally, without chemical processes and will be clearly superior to that in the public water network.
