Top 10 questions to ask the developer when looking for an apartment. Part II

You've decided you want a new home. It may be your first home or it may be the necessary step for this new period in your life. Enthusiasm and impatience mix with… many questions you have for the developer.

We took the most important questions asked by potential clients to real estate developers and compiled a list of ten questions. You can read the first part here .

Is there a possibility to negotiate the price of the apartment?

Note: In the context in which the prices of the apartments in the old, “communist” blocks of flats can be negotiated if the seller is a natural person, can the same be done if the seller is a legal person?

Yes, there is the possibility of negotiating the price of an apartment in the Aqua City residential complex. For those interested we have transactional prices starting from 900 euros per sq m built. What types of finishing materials do you use?

Note: A very important question for the (future) owner, especially in the context of the appearance on the market of some rumors related to new apartments with finishes of a dubious quality.  

Here at Aqua City, we set out and focused on using reputable brands to make the end user happy. So:

  • the thermal installation and water supply is made with the best Rehau pipe: RAUTITAN;
  • ceramics is 100% imported from Spain;
  • porcelain tiles are from Keros , a Spanish manufacturer;
  • KEROS faience
  • entrance doors from Dierre , top Italian manufacturer;
  • cellular doors from Benati , top Romanian manufacturer;
  • PCV joinery from Salamander with trypan insulating glass,

According to the law, the buyer of new homes is protected from hidden defects of construction, occurring within 3 years of receipt of the work, 10 years for waterproofing the block terrace and defects of the resistance structure are guaranteed throughout the existence of construction.

What facilities do I have in the complex?

Because you don't just buy an apartment, you buy a lifestyle.

We believe that the Aqua City residential project has three major facilities, from three different areas but all connected with the idea of providing a better lifestyle to the future community.

 

a) Spring water directly at the kitchen faucet

Each kitchen will have two taps: one will run water from the public supply network, the second will run water from a drill located within the Aqua City complex. This drilling has been known, attested and exploited since the 16th century, when this area is far outside the city of Bucharest.

 

b) Class A energy certificate

Every building is characterized by an indicator of energy performance. Depending on these, the buildings are classified from A to G (A, B, C, D, E, F, G).

The AquaCity project is designed to achieve high energy efficiency, type A.

Energy efficiency class A is a building that has a low energy consumption and very good results in terms of energy efficiency.

What are the criteria that determine the classification of a building in energy class type A?

  1. The specific annual energy consumption from non-renewable sources (kWh / m2 / year) must be zero.
  2. Lighting must be done with LED sources.
  3. The heating and hot water installation must have:
  • flow meters on cold water connections
  • ventilation to ensure indoor air quality

 

c) Green spaces

Within Aqua City, the green spaces will be arranged with small, medium and high vegetation, with lawn and trees that allow shaded surfaces in the vicinity of playgrounds and outdoor parking lots.

There are also secondary facilities, such as:

  • A multifunctional center with various functions: swimming pool, fitness room, physiotherapy rooms, swimming pools, fitness room, physiotherapy rooms, jacuzzi, saunas, etc.
  • Super-market within the complex, in addition to the possibilities to do your shopping in the vicinity - Crangasi Square, Auchan Complex on Constructorilor Blvd., Carrefour Orhideea - we consider it necessary to have a supermarket to serve the future 5,000 roommates of the complex.
  • Sports fields arranged inside the Aqua City ensemble, in addition to the existing public space on the Morii Lake dam, which is part of a redevelopment project coordinated by the City Hall of Sector 6.

What means of public transport is it connected to?

How fast can I get to other parts of the city?

The Aqua City residential complex is located on Calea Giulesti , north of Lake Morii.

In terms of surface public transport, trams 11 and 44 and buses 162, 163 and N110 have stations at the entrance.

The nearest metro stations are Crangasi, Grozavesti and Politehnica. Below you have the road distance to the subway and the connections with the surface transport:

  • Crangasi Metro Station - 2.7 km away. Access by RATB to Crangasi metro: buses 162 and 163.
  • Grozavesti Metro Station (Carrefour Orhideea) - 4 km away. Access to Grozavesti metro: tram 11.
  • Politehnica Metro Station - 5.2 km away. Access to the subway Politehnica: tram 11.

Aqua City is at a distance of:

  • 5.3 km from Victoriei Square
  • 7.3 km from University Square

What are the maintenance fees?

In the old blocks of flats there is "maintenance", in the new blocks of flats there is "maintenance". What does it mean and how much does it cost?

Each new residential complex has maintenance fees. At Aqua City, in this phase of the construction stage, they are estimated between 2 and 4 lei / usable sqm , depending on the apartment purchased. Therefore, for the Aqua City studios, the maintenance fees start from 64 lei / month, for the 2-room apartments they start from 102 lei / month and for the 3-room apartments from 152 lei / month.

In the second half of 2021, when the first block of the complex will be ready, a facility management company will be chosen to manage the maintenance of the entire residential complex.

Maintenance costs refer to:

  • a team of an electrician and a plumber,
  • elevator maintenance,
  • cleaning materials,
  • service staff who provide cleaning in the complex
  • water consumption for common areas (underground parking, stairwell),
  • maintenance (maintenance, cleaning) of underground car parks,
  • maintenance (maintenance, cleaning) of green areas and artesian wells,
  • meteoric water consumption calculated by Apa Nova,
  • security and access control,
  • facility management company administrator,
  • necessary headquarters with everything necessary: software, internet, IT equipment etc

The president of the association, the censor, the accountant and the members of the executive committee can be remunerated (all or part of them), and their costs will be shared by all the tenants of the complex.
